Urban Living - Residential Property Management and Residential Block Management
Switching To ULPM

Your development may be managed by a management company appointed by the directors of the Resident’s Management Company or by the Landlord.  Please see below for which applies to you.


Developments managed by an existing management company:


Transferring a site from another management company to Urban Living is relatively easy as we will do all of the work for you and will liaise with your existing management company.  We obviously need your assistance to start off with and below is a step by step key instruction list.


i. The Resident Management Company (“RMC”)

A RMC will be made up of a handful of the owners of the apartments who will be appointed as directors and they will be responsible for the hiring and firing of property management companies like Urban Living and of course the existing management company.  To find out whom these are get in touch with your property management company and ask.  When you know who they are, approach them and express your interest in Urban Living. 

ii. Urban Living quote

If you would like an Urban Living service quote, we would need to see your last service charge estimate which your existing property management company would have circulated with your service charge demand.  You can request a further copy from your management company if you need it.  This will immediately indicate to us what services are currently being provided and how much for.


iii. Transferring to ULPM

There will probably be a contract in place with your existing management company which will probably include termination provisions.  The RMC will obviously have to abide by these and you will want to ensure compliance so as to not incur any termination penalties.  Once you can terminate, we will introduce ourselves to the existing management company and arrange for the transfer of the management to come to us.


Developments managed by the landlord

Transferring the management of a site from the landlord is a little less straight forward and is covered by legislation in the form of the Commonhold and Leasehold Reform Act 2002 (“The Act”).  The Act provides a right for leaseholders to transfer the landlord's management functions to a company set up by them - a right to manage company. 

The right to transfer is available as of right, there is no need to provide any wrong doing in the management by the landlord it was simply introduced to give leaseholders power to take responsibility for the management of the block in which their home is situated.

The right is exercised by the service of a formal notice on the landlord and after a set period of time, the management transfers to the right to manage company (the RTM company) which has been set up by the leaseholders.

Once the right to manage has been acquired, the landlord is also entitled to membership of the company.

The right to manage is available to leaseholders of flats, not of houses.
