Urban Living undertake all duties which the resident management company (RMC) are responsible for under the terms of the head lease as well as a few little extras to ensure the smooth running of the site.
This includes:
- Cleanliness of all internal common areas, external windows and gardening. Urban Living appoints and manages the contractors undertaking these duties.
- Collection of service charges and ground rents.
- Financial management including setting service charge budgets and making recommendations on how the budget is spent.
- General minor and major maintenance of the development.
- Answering any questions and dealing with any concerns from residents.
- Regular inspections to the development.
- Advice on compliance with the head lease and how to enforce breaches of covenants.
- Arranging and attending update meetings with residents and the RMCs annual general meeting.
Urban Living wants residents of the RMC to feel in control of their surroundings and importantly in control of the money paid in service charges thus we consider strict financial controls are paramount and we always manage sites with complete transparency.
Each one of Urban Livings developments has a dedicated secure web portal found on this website in which you will find key information such as annual accounts, a copy of the buildings insurance and the service charge schedule as well as being able to log any queries or to report any problems.
Urban Living charges a set fee for residential block management starting from just £115* per apartment per year.
*dependant on the number of apartments in a block and the services on the development.
